3 Newbridge Square underwent a large refurbishment program, including updated M&E throughout. The HVAC system was fully replaced, and significant adjustments were made to power, data, tea points, and lift lobbies. Floor finishes were replaced, and layout adjustments were made.

The building was occupied on three floors while the serviced offices space was phased to allow the users access to facilities. Due to the nature of the tenanted FIG Flex serviced offices, program, move management, and phasing were critical. Tight timeframes of existing tenants and transparency with quick return of their individual office space were crucial.

In addition to the contracted works, consideration had to be given to the two tenants whose usage of the building was critical to their businesses and were involved in the planning throughout. The ground floor reception and café area had to be maintained as a meeting space and access points.
